Mill Conversions in Ancoats and the Northern Quarter

The mills and warehouses of Ancoats, the Northern Quarter and Castlefield have become offices, apartments, bars and restaurants. They are handsome buildings, but they were not built with modern gas services in mind.

Pipe routes have to work around cast iron columns, thick brick walls and timber floors. Flues and ventilation need care, and many of the buildings are listed. We survey the route first, agree fixing and fire stopping details, and keep pipework accessible so it can be inspected later.

Where an old supply is no longer needed, we decommission it properly. It is isolated, purged, capped and labelled, rather than simply turned off at a valve.

Trafford Park and the Industrial West

Trafford Park remains one of the largest industrial estates in Europe, with food production, chemicals, engineering and distribution side by side. Large pipework is purged with nitrogen, so that gas and air never mix inside the pipe. Where a plant cannot shut down, hot tapping lets us connect a new branch to a live main. Similar work comes from Sharston, Wythenshawe, Airport City and the estates along the M60.

How Is Pipework Tested Before Gas Goes On?

New pipework is first given a strength test at a pressure above its working pressure. This proves the joints and fittings. A tightness test follows, at a lower pressure, to prove there is no leak.

The test pressure, the settling time and the test period all depend on the size of the installation and are set out in IGEM/UP/1 and IGEM/UP/1A. If the pressure holds within the permitted limit, the system passes. Only then is it purged and the appliances lit.

Commissioning Plant Rooms in Tall Buildings

The Manchester skyline has changed quickly, with towers at Deansgate Square, Spinningfields, Greengate and along the Irwell. Many have plant rooms at roof level, fed by a gas riser that runs the full height of the building.

A long vertical riser needs proper support, fire stopping and ventilation in line with IGEM/UP/2. It also holds a meaningful volume of gas, which affects how it is tested and purged. We plan vent points carefully, because a purge cannot discharge near balconies, windows or air handling intakes.

Catering Kitchens and Late Night Venues

Manchester has a large and busy hospitality trade, from the Curry Mile in Rusholme to Chinatown, Deansgate and the Northern Quarter. Kitchens work hard and late, and their gas equipment takes a beating.

Hospitals, Universities and the Oxford Road Corridor

The Oxford Road Corridor holds two universities, a group of major hospitals and a growing number of laboratories. These sites run central boiler houses, steam plant, laboratory gas and large kitchens.

Supply usually has to be maintained, so work is phased and temporary arrangements are agreed in advance. We are comfortable working to estates department procedures and permit systems.

Who Do You Need to Speak to About Supplies and Street Works?

Cadent runs the gas distribution network across the North West. It owns the pipework up to the emergency control valve. New connections, upgrades and disconnections are arranged with Cadent or through your gas supplier.

Manchester City Council is the highway authority for the city. Salford, Trafford, Stockport and the other boroughs look after their own roads. All ten use the same road activity permit scheme for street works, and work close to the Metrolink tramway also needs the agreement of Transport for Greater Manchester.
